A refined approach to a New England cottage.

This home illustrates what is possible within rigorous character-based zoning in a Southern Maine beach community. These clients had modern preferences, but were constrained by prescriptive cottage guidelines. The design team tirelessly collaborated with town officials in order to achieve the clients’ desired style.

This property is situated within a dense village of coastal homes. A compromised log cabin was removed to make way for a new home that would better meet the owners’ needs. The involvement of Landscape Architect Soren Deniord was critical in the early stages to create accessible indoor-outdoor spaces on the steep ledge outcropping.

The result is a refined cottage with every corner rigorously designed including accommodations for an art historian and her beloved collections. The first floor contains a kitchen for two, dining room, living room with an office niche, laundry, and mudroom. The first floor additionally has a guest suite. The second floor has an artist studio with custom millwork, full bath, and a primary suite. The stairs continue to a roof deck surrounded with plantings. Collaboration was key to creating this timeless New England home in a cottage community.
